SES served as the Project Commissioning Authority for the construction and occupancy phases of the new STEM Replacement Facility. The project included a 3-story atrium, spaces for teaching and research (of product design, avionics, cybersecurity, engineering, physics, astronomy, and industrial distribution), and meeting areas.

During field observations SES discovered multiple missing 3-way valves serving VAV reheat coils in the Discovery Hall STEM Replacement Facility. During testing, SES identified issues through lighting controls correcting vacancy sensor control and sensor sensitivity tuning. Additional items identified during testing included flow control issues for the domestic heating hot water and ATS transfer issues during integrated systems testing.
All issues and results of the commissioning effort were tracked using CxAlloy software to provide transparency throughout the project.

SES also identified several zones with occupancy sensors that were not communicating their status to the VAV zone controllers. This resulted in zones not going into airflow setback mode when the respective rooms were unoccupied. After correcting, these rooms were seamlessly controlled based on occupancy sensor status. This will save approximately $15,600 in energy savings due to properly controlled airflow setback operation.
