Omaha VA Ambulatory Care Center

SES provided commissioning services for the new VA Ambulatory Care Center on the Omaha, Nebraska VA Campus. The 3-story, 157,000 SF facility includes operating rooms, pre/post operating recovery rooms, radiology, exam rooms, procedure rooms, and conference/office areas. The new building systems utilize VA campus steam and fuel oil storage. Our team managed all functional testing using Cx Alloy and performed integrated system testing to simulate equipment operation during loss of normal power and return to normal power
During construction, SES identified several issues critical to the hospital’s operation. Functional testing identified failed fuel oil flow switches and failed surgery terminal unit control valves. The most significant issues resolved were related to the chilled water plant staging and operation. During testing, SES identified that incorrect minimum flow setpoints and staging programming were incorrect. This was corrected so that chiller staging was reliable without tripping the chillers in the chilled water plant.

Commissioning Benefits:

  • The design review identified chilled water plant optimization opportunity for $30k in annual energy plant savings.
  • Our controls coordination developed details for energy savings control sequences
  • The IPD approach allowed for mechanical and electrical “cluster” meetings involving early coordination drawings and simultaneous submittal review.
  • We included owner required acceptance testing requirements in the specifications.
  • As part of design review and controls coordination, we Identified missing critical control sensors.
