Nebraska Medicine Village Pointe Health Center MOB 4

The newest building in the Village Pointe Health Center is a 90,000 SF, 3-story medical office building and parking garage. Responding to the need for more specialty services in West Omaha, the building offers patients a wide selection of outpatient care options featuring news services and the expansion of existing clinical programs including Heart and Vascular and Orthopedics. This expansion helps Nebraska Medicine’s effort to make their world-class expertise more accessible throughout the communities they serve.

SES provided full-service building systems engineering including mechanical, electrical, plumbing, fire protection, technology, life safety, lighting design, and energy. The design team was tasked with designing a building that met the new Nebraska Medicine Sustainability Guidelines, which are above and beyond the typical energy saving measures. SES performed extensive energy modeling and multiple iterations of system design to propose the best system options. As a result of the extensive energy modeling, we proposed additional options beyond systems to save energy including limiting plug loading, CO2 monitoring, reducing economizer usage to limit humidification needs, and occupancy setbacks.

The facility was designed to minimize the EUI for the building, creating a sustainable and high-efficiency energy plant utilizing energy recovery concepts. The combination of heat recovery chillers and high-efficiency boilers allows the facility to utilize simultaneous heating and cooling throughout the year. The project was delivered utilizing an integrated process which allowed for an early start to construction and contractor input in streamlining the design and construction processes.
